The great thing is...

Risk is inversely proportional to ignorance.  Keep learning and you discover how to better manage risk, thereby reducing how "risky" something is.

How will an increase in interest rate affect the housing market?

I understand it would prevent some home buyers from getting loans, but it be enough to cause a large down turn in the major markets? 

What is the collateral splatter of increasing interest rates?

I have long held the belief that you do not everyone to buy into your ideas... just enough someones to keep you moving forward.  Tell your story and you will find those someones that help help, guide, mentor, partner up with you to reach your goals and theirs.  It is funny how it works that way

I had a similar experience. The guy was telling me that I did not want to get in REI because it is too risky. I quickly dismissed his comments (in my mind, that is). I understand that all investing has an element of risk. So does driving a car. Like driving a car, we recognize and understand the risks and dangerous situation as we gain more experience.

Perhaps the trend of businesses migrating out of California can give you good information about where to invest.  Employment growth happens when new companies arrive, and a real estate investor would love to have properties for the employees that come along with the company.

People also leave Cali in search of a better place (less expensive place with a less oppressive government) to retire.  If you can flip properties in towns where the influx of California retirees is just getting started, you could position yourself to remain and busy and profitable for years to come.

Look at Bend Oregon.  Over the past 25 years, the town has grown close to five times over.  My parents were among those who sold their house in California and moved to Bend in the mid 90's.  They say they've been watching a steady stream of Californians migrate in since they arrived.

Are you talking about flipping when you say "looking to buy and sell?"  

Study each town's economic growth: new home construction, revitalization efforts, new school campuses being built or planned for, new businesses coming to town, etc.  

Do these towns attract people who want to live in multi-family settings?

Learn and know the towns to determine their paths of progress.

My wife and I are searching for a fourplex to house hack.  It is our entry into real estate investing for two reasons

  1. I have a VA Loan we'll use to get into the property
  2. We'll save more money that way while our tenants meet the the expenses and debt servicing requirements.

We'll be in it for a couple of years, then look to refi with a conventional loan so we can use another VA loan to find a home for us to live in for the long term.
