Time...

Becoming financially independent of the 9 - 5 enables my wife and I to put our time into things that are much more important than someone else's bottom line: family; rotary; blessing others with our time, talents, and money; a little bit of travel.

Income streams are necessary.  Why not have income streams from assets instead of exchanging my time for someone else's dollars?

@Ray Agosto

I think that depends on the type of loan. VA loans require you to occupy the property you bought with the loan. On the other hand, I've had a couple of VA loans and do not remember any knocks on the door or phone calls to verify that I occupied the property the loan covered.

Timely payments seem to keep everyone happy and confident that things are as they are expected to be.

@Brianna H.

How much control and influence do you want to have over the way your money is invested?

@Chase A.

Determine what part of Real Estate Investing is most appealing to you.  It is tough to be successful when you have no idea of what that success looks like, and have no plan on how you will achieve it.

@Gabriel Amedee nailed it too.  Do not your limits become your barriers.  Get away from the campus and engage real estate professionals (especially those who are renting to college students close to the campus).  Offer them your services in exchange for their knowledge and experience.

@Jarrett T.

Definitely look into house hacking.  My wife and I are searching for our first house hack to get started.

What Real Estate Investing strategy is most appealing to you?  Flip, Wholesaling, Buy & Hold, Notes?  There is a lot of ways to be successful in real estate.

Best of luck my friend

Eric

Post: The Value of Chamber Membership

@Antonio Coleman and @Tony Wooldridge

Thank you both very much for the info.  I have little to no experience with the Chamber in different areas.  I recently completed a nine month the city's Chamber put on.  That was my first introduction to the Chamber.

There is another Chamber (headquartered in the same city) that is composed of people/businesses throughout the county.  It is the one that appeals to me the most.  It appears to be very active in the community and always has networking events on the calendar.

I am still pondering, and will let you know how things play out.

@Alexander Forrester

Show the investors how you will improve the property's value, when you plan to refi, the return on their investment, and when their principal and interest will be returned.

Good morning all in the BP World...

Are you involved in your local Chamber of Commerce?  Why or why not?

I am considering membership in one of the Chambers in the area to meet others engaged in various aspects of real estate.  It seems like a good network for building a team as Wendy and I move forward on our journey.

I'd love hear your thoughts and experiences.

I chose to join the Air Force out of high school.  The 21 years of aircraft maintenance opened my eyes to the value of an aggressive maintenance plan that enables 50 plus year old aircraft like the B-52s, C-130s, and the various -135s to remain in service.  Suffice it to say, there are a lot of similarities with rehabbing and maintaining buildings.  The final five years were spent teaching leadership and management classes to my peers; counterparts in the US Navy, US Army, and US Coast Guard; and one student from Singapore (we had a lot of fun with him in our class).   Those five years revealed the big differences between systematized education and true learning.

@Ken Breeze, I share your thoughts wholeheartedly.

@Carmen Sognonvi

Thank you very much for asking this question.  I've been stuck on this.  It is important to me for two reasons: 1) I need to see the numbers so I know how to measure I am moving forward or backward, or just standing still.  2) these are the details I want to share with real estate professionals as I build my network of like-minded people.  Again, my friend, thank you so very much

@Andrew Holmes

I printed your model and put it next to my white.  I use it as the foundation I'm building.  Excellent inputs.  Thank you very much!!!
