Why not just Create a LLC/Trust with other money giving you additional funds? You can also look at buying performing partials, instead of buying the entire mortgage.

Money is made at the buy, so as long as you buy right you can find the deal.  That is why we while some use fliers and others use shortsale/foreclosure as a method to find real estate we have focused on buying defaulted mortgages and foreclose on the borrower.   We then have a better control, as the lender, on the asset than others.

Welcome @Nicholas Lanni!.  We are just in the Millstone area and we invest in Performing and Non-performing Mortgage notes.  We focus on controlling the paper on a property and becoming the bank.  Feel free to reach out as we meet in the area regularly to discuss this investment strategy.

@David Weintraub We meet right near six flags, message me for more info or look on the "meeting up" website for note investing.  I have attended a few SJREIA's however they often only focus on fix/flip and rentals.  I often get very confused looks from the members there as they don't know much about note investing.  The President/VP Chris knows me well so if i do go he grabs me for a few mins to ask more questions about notes.

@Jack Quigley @Allen Chai I am from Central Jersey (Jackson) we purchase Defaulted Mortgages and real estate in NJ and nationwide. @tyler martin When someone takes out a mortgage to purchase a house butts for any reason  they stopped making payments on the property

Those loans  are sold off to hedge funds and then to investors like us  to purchase  and become the bank/debt owner .  As the "bank " we can have multiple exot strategies including approving short sales, getting the loan to Reperform, foreclosing and selling, foreclosing selling at foreclosure auction,  foreclose and rent, foreclose then sell as seller finance  and many more.  

We are in central jersey and meet regularly.   Feel free to know any other questions you May have.  I just don't come on bigger pockets much.
