Servicers can help and hurt you but are there really to protect you.  Most investors either feel they can do it on their own or want the servicer to do all their work.  Just like any service we always recommend continue to monitor and review.  We can share stories of mistakes and timelines that have been made along with great successes with servicers over our past 10 years.  Picking a servicer depends on what fits your business model and experience.  One that was not named here was www.snsc.com.

It is unfortunate to hear all this.  I typically stick to my large Facebook group and steer away from all this. Being in this space for 10 years most of the people are great people however being a small circle, most of us have heard "stories".  Let me know how i can help Gerry.

As a lender/note investor for past 10 years we have seen this a ton of times.  We have had a few where borrower filed bk, never filed a plan, we restart fc to only have bk restarted.  Or a plan developed and borrower never continues it to only file it again.  This drags outs months to years for us to sell.

@Jared Irby I jumped on to see if i can get more clarification regarding 180-360 redemption differences and wanted to clear up the IRS liens.  They are not superior to liens they only would be superior if they were recorded prior to the mortgage.  They are only 120 and unless its a big opportunity they will not bother anyone.

@Fradel Schaechter As a lender you are control of approving short sale, setting auction bids, and sometimes knowing condition of property prior to auction.  

@Fradel Schaechter fix and flip can make money however the method to get that fix and flip is the key.  While some try to buy at auction or from short sale, we prefer to by the mortgage and control the asset as a lender throughout the foreclosure/short sale process

@Drew M. That's why we look merge, through a trust, small college funds for different kids along with roth iras to increase the deal opportunity so that the passive income is large enough to make it worth it.
