@Alberto Artasanchez look forward to hearing from you as I am very local to you (Jackson).   @Dominique Fryar feel free to hit me up as i have a Powerpoint that i present at conferences and local REI's. But as many in this field will tell doing your first deal will teach you all you need to know. Just do as much Due Diligence as you can and jump in. Secure that value and pull a title. If title looks good and values are strong the deal should work.

Welcome!  I am also from Jackson NJ.  Though our fund invests in real estate, we do not do it in the traditional "brick and mortar" way.  Feel free to search around for Distressed Notes as well.  Typically a lower purchase price and often higher returns, also save homeowners from foreclosure.  I will be at the Princeton Meetup on Thursday Night.

 From my understanding SJREIA only focuses on Brick and mortar (rental and flips).  There is no one there that works with Distressed mortgage investing.   Am I incorrect?

Lot to learn but I find it less competitive with better returns and lower price point to get in.

 I also am in Jackson.  We are in the real estate market but work in a sector, Distressed Mortgage notes, that does not require a ton of capital to start off with.  Due to being a niche market most investors know little to nothing about it.  Dave Van Horn, PPR Note group, did a pod cast about it a while back.  Feel free to ask any questions.

Yes it was great meeting everyone.  @Mark ScarolaIs there going to be an email of all the people who attended so we can reach out to each other?

I hope I was able to intrique a few people about the field of Distressed mortgages.  As you can get in for a lower dollar amount(30-55% of current market value), less competition, there is no "searching" for properties as lists are sent out, and you are not limited.  I want to start a small group who can do joint ventures with different level of cash and buy in bulk.  I currently have around 75 properties available from different tapes.  Feel free to reach out to me for more details!
