@Jon Mccarthy On the original topic, don't get discouraged, push forward and keep at it. Most real estate professionals (I'm talking Realtors/brokers, attorneys, insurance agents, etc.) are trained in and make their reality in RETAIL real estate. I encountered an incredibly frustrating series of referrals to and interviews with different "real estate attorneys" that worked with "investors". I paid three different attorneys $300/hr to flap their gums (attorneys like to talk about themselves) and tell me they had never heard of strategies such as wholesaling and spent much time telling me I shouldn't do the things I was going to do......AN I HAD TO PAY THEM FOR THEIR POOR ADVICE!!!! At least with a Realtor, they work for free until you close a deal with them! Keep looking, I'm sure you'll find someone you want to work with.
On the second topic, I understand we are all human and have feelings and emotions. I believe will all of my heart that @Ben Leybovich was simply trying to help you be a better investor and business man. As his later posts showed, he was sorry for hurting your feelings and stated he was just trying to help you. He even used a SMILEY!!! Asking him to never reply to another post of yours is rude and putting you at a loss by limiting yourself by not having the resource of Ben's advice.
I cannot count how many times I've been owned by internet sarcasm and gotten pissed over things that weren't intended to be rude in any kind of text message. Writing lacks any vocal inflection that humans use to determine emotion and intention.

I got pissed, took a deep breath and read Troy's post again. He was only trying to help and my initial reaction was to flame him......then I thanked him for his advice because I am thankful for his time to write and critique me.
Some of the best teachers in my lifetime have been total A-holes and I have almost come to blows with a couple of them a few times, but I learned more from them than any nice, sweet, sensitive people could have ever taught me. You need some 10X in your life! Better look up Grant Cardone!!
Being that we are all grown-ups here and trying to succeed in the real world, I feel that sugar coating advice as to not offend anyone is a silly waste of time for busy full time investors who are offering free advice based on their experiences.
I do not mean to offend you in any way (dangit, I just sugar coated it) when I say I feel you need to consciously make an effort to toughen up! A thicker skin is what everyone needs to handle the rejection and frustration that comes with any business, ESPECIALLY real estate investing!
I wish you success in life and investing and maybe we can meet up for lunch next time I'm in Wyoming!
