I've been to a number of REAPS north meals n' deals meetings and the monthly main meeting a bunch.  I just purchased a membership last month and it comes with quite a few perks.  The local meetings are very educational and it's a great resource for networking.

When I introduced myself to BP, Patrick Britton turned me on to REIA. I was looking at them but had not really been motivated to get a membership there until I read Patrick's post. I got to talk to Shirley Henderson (one of the founders). She was so passionate about her organization she talked to me for a half hour! I am going to check out a few of their meetings and am confident there will be a REIA membership in my near future!

Also as I grow more active on BP, I keep finding roadblocks keeping me from doing things I want to on the site because it requires a PRO membership.  Yes, @Joshua Dorkin and @Brandon Turner , you will be getting some of my money soon too!  :p

The networking experience I have gained with attending local meetings and meeting local people is priceless!!  The cost of membership is nothing compared to the value of the discounts and contacts you get.

I would recommend both...for now.  I might have a different opinion in a month!  Stay tuned!

As all things once the real estate bug bits, it bits :)

Thanks for your sacrifice and be sure to thank your husband for his service!!

Rafeal, thanks for this amazing post and sharing your situation.

My why is many reasons.  To create time to do the things I feel I need to do in my lifetime, I need financial freedom.  This includes helping kids that are innocent of the situations they're in (Seattle Children's Hospital and Saint Jude are two of my favorite charities to donate to)  and families of our Military and Police services who have lost or suffered the severe injury of their loved ones.

I am an automotive and autosport enthusiast and would love to work with organizations such as Make a Wish foundation to make any kids with a passion for cars or motorsports dreams come true!  I would also like to open low cost automotive education centers for the public because the auto shops in public schools have vanished from their classes.

I have spent quite a bit of money on education.  You need to take advantage of the networking opportunities and meet people.  @Matt Skinner is right on with his reply!

I would look for local classes.

I would joint any local real estate clubs you can find.

Try meetup.com to find a few.

When signing up for a class or seminar, please be sure what you're taking is a strategy you can use in your local area.

I took foreclosures training from Rich Dad education.  The class focused on pre-foreclosure negotiation and negotiating short sales.  I did not know in Washington state the anti-equity skimming laws passed in 2008 made 90% of what I paid to learn worthless to me because I couldn't practice these methods in Washington.  Years in the future, if I remember how to use the training when I start dealing out of state, I can use some of it but starting out, I'm focusing on my local area.

The best way to find out what works in your area is to join those local groups so you can pick the brains of people doing investing in local to you.....and post up your questions like you're doing right now on BP.  AMAZING help here!!

Hi @Mark Gibbs , welcome from up north in Marysville!

Curious to know more about your story.  Were you working full time and had rentals?

Were you flipping? Did you completely leave the REI game or were you still holding?

Was 2008 a factor?

Yes, 2008 was a factor, two large construction projects at that time went south and had a failing contractor where I needed to take over as the GC. Pretty much wore me out. Once the two projects settled down the company I worked for laid off all employees except the controller and the president. Oh well life goes on.

So yes, was working full time and had rentals. We sold off our single family investments and still own a commercial property in Olympia.

I work up north now so I am practically in your back yard.

Excellent!!  Have you hooked up with any locals doing mobile homes yet?

Are you looking to buy existing performing notes or create your own?

@Michell P. Welcome from north of Seattle in Marysville!!  I've had a free membership for a while and it took me a couple of months to be active mainly because the site is a little overwhelming at first LOL!

I think your goal is awesome, maybe a little on the low side!  Ever heard of Grant Cardone?

10X THAT GOAL BABY!!!

@Caroline Hedin , haha no offence taken!  I know some people are very uncomfortable talking money publicly, so I'm OK with the shyness.   With RE it is all public record anyhow, but I still understand.  I like to hear numbers because we're all doing business and analyzing each other's deals.  I have been looking at Tacoma a little and am curious about what's going on down there from the investor's eyes.

Thanks for your reply, even with the omitted answers!

Oh, and if you don't mind sharing.......

Where is the home?  Tacoma?  What neighborhood?

What was your winning bid?

How much were your closing costs, etc?

What's the ARV?

What do similar SFR's rent for in that neighborhood?

Are you going to manage it yourselves or are you hiring a property management co?
