Jose the buyer agent is rmployed by you st no additional cost. The sellers fee are included in the dale price. The difference the sellers agent has to split the commissions with you agent. My question to you is why go aroung you'r representative, his job is to get you everything you want.

Hello Craig, you may want to into incorporsting in Nevada. You all should inquire into  a (series llc) to place each investment into it own llc

Hello again Heber. I new from an early age real estate would be my answer to financil freedom and that I would do anything for it. I started out at the bottom,, by thay I was a collector. It showed the negitive side of people. After some 10 years in hard money I moved on to covential mortgage lending. This exucation helped in learnig how money really worked. You will quickly kearn that financing your properties is a whole lession it its self. I was willing to invest an other 20 years. I have been patien. Alot if nea sayers told to continue buying, but I was in no hurry as I had a good income going. I learn many years ago that in life you will make as much or as little as you want. Knowledge is power. If i choose to make $1 million buck in 12 months I can. Invested a lot of time learning the vareious mean to buying properties. I studed and learn as much as possible about most real estate income streams such as nod, reo, bulk pools, tax liens, tax deeds, fsbo you name it.

Hello and welcone to BP. Glage to see you have decided real estate is your vechile for your financial wealth. I wish my father had been more interestrd in rea estate as I was growing up  Not t say didn't do well. zHr came to this couty at age 16 and brought is home all cash by the age of 22. Times were different back then. Me I had to lesrn as I went along. We did not have the benift you have today nor all the opions , but I did well thank god. I brought 3 homes and a duplex by the age of 25. My education was obtain from elderly advice from real estate investors, simply to buy and hold. I retired st age 52 and all due to buying of real estate.  The bulk of real estate experince I got working in the real estate lending field. After enjoying my 17 years of retirement which abled me to rise my grandson. Now he is completing his college. I want to spend my remaining years buying more. properties and teaching others.

Did yoy say the property is going to auction? If so you have no idead ehst mony smount he"ll be entitled yet. Sny vestef owner has up to.12 mo. to file a claim. not wait 12 months for the funds. From my experience this type of indivial need to be deslt wiith legal action. I pluzzel with your figures of a property with improvement worth less then $10k based on the property is currently occuped.

Ask a title rep. they could provided you a free property profile. SImply tell them you will give then the title insurance if you purcas the property
