In the past,  when asked for a properties address i've written in TBD (to be determined). Your lender should not give you any probems. If they do change lending source. Located an investor friendly lender.

Hello Alex

When it comes to marketing to people in ddefualt make sure your list is not dated more then 3 days from the filing date.Those list are referred as stale dated list.

From what i've seen with regards to law suites there usauly  greater then simply the equity in a propety.

This is the first time i've heard a sellers can determined how the buyer must take occupancy. If the property is part of a condo project they have several other units and want to keep the ccupancy ratio up then that would make sence. Sure would like to hear for others on the subject.

You may want to down load a copy of a O&A for llc. You should get a goog idea how to spell out the responsibilties of each brother.

My question is  can the buyer of bank notes, requrest the origenal loan package and if applicable loan modification files as part of the note purchase?

I"m thinking it would be helpful in determining what action one could take with regards to loan work out. Thank you inadvance BP members

Hello Sean I see your attemping to evaluate the propteries using the CMA method. zthat method is modtly used to revaluate an apprasal to see if the adjustmrnts support the appraisors value. My opinion has always been the apprasors value is only good for the of there inspection. I feel more comfortable considering the replacement. If I can buy lower the construction then its a good desl. This my opinion, hopes is shead some light.
