You can obtain the homeowner's information directly from the county website. Simply mail them your marketing material. Unless you're interested in land purchasing I would recommend you search homeowners records that show improvements value it indicates there should be a structure.

Hell Shital

I've only brought one deed deed and that was back in the 1970'. Needles to say I did quite well. I have only as recently as last year began to familarize myself with both tsx deed and tax deed.

There is a lot to learn from what time frame on tax liens to what specific property types, personal tax consequences, etc.

I've study up on demographics  listing inventory, unemployment rates and so much more.

It never ending. I am not in a hurry to just jump in,  as I'm looking at look term.

I brought the programs and been happy with the data I recieved.

Hello Jeff, my understanding the tax lien are senior to mortgages in most states  and they do get wiped out. Why would they permit lossing there owed amount, one reason is the serving entity get notified and fail to notify the actual note holder. Another reason is the Obama bailout has a prevision that reimburse the lender for any losses. My .02 cents.

Highly recommend at nod attorney well worth it. California laws are so strick one mistake can get you jail time. It is not my intentions to talk you out, but there is enough profit to be made. Got to be especially careful if its owner occupied.

Check the California nod laws.

You may want to check on the county's web site for previous sales. They would have the 8nformation on 1 year out delinquent homeowners .

Hello Asif and welcoming to BP. California has the strickdist laws in the country. Be vary CAREFUL

and associate with a knowledgeable attorney.

Because of the time constrains you have to moved rapidly in most cases.

Also make sure to get you team together (attorney, Realtors, mortgage brokers, title company, escrow, etc.). 

You'l need a good list that you receive daily to be no later then 3 days from the NOD filing date. It will cost in the $200 range, but much better then in $15.00 stale and recycled list.

Have looked into corp. credit. From what I've read it seems like the best way to go. Just make sure that most of the credit is for cash, thought credit from firms like Home depot and vendors as such are good as well.

Also from my reading its easer to get vendors of say carpet. paint companies to offer financing for there products.

It appears with the ability to pay for credit references to build up your credit profile, you should be better off qualifying for credit lines at banks.

We mostly look for cash credit to buy property and to spend for re-hab materials. Why not get the vendors to finance the cost.  Rate are better and some time you can get a discounht if paid weithin x days. My .02 cents. Good luck.
