Hello Jeff. In most cases the auction properties that have been foreclose wipe out most mortgage liens. Rare are the case that the lenders interest  st sn auction is a second trust deed. Always recomend obtaing a title insurance.

Yes Javier there are very strick rules for buying owner occupied properties. Recommend you down load the rules from the California web site. A lot a folks are not aware and for marketing purpose first and foremost make sure the local list your working withh is no more then 3 days out from the acutal nod date. If you plan on investing a good portion of money in the business make sure you have a good network of experience assocated on your team (investor buyer rep, title rep, mortgage rep to guide you).

Most important is specialized marketing materialed to nod individuals.

Hello Blake , the owners address can be obtained directly from the couny assesor office. They will have the owners mailing address.
