I get asked a lot on BP if I have any advice for setting up a website for real estate investing so I thought I'd share....

Get a website on a platform that has a quick hosting speed, this will help with rankings. We use a carrot website for our hosting because of its speed. You want to build a website that shows credibility (I.e provides value to a motivated seller) Trying to convince a motivated seller to do business with you on your website is not correct, explaining to them how much money they will save by you buying their house vs listing with an agent is also not correct. 

Motivated sellers do business with people, not a website/brand. You want to have a lot of pictures (but the right pictures, ones that are not too professional, ones that show your true self) this way motivated sellers can see who they are doing business with. You want to get your website converting at 80% + once that happens google will reward it and increase it in the rankings. Because Google 1# priority is to rank the best websites higher based on the value they provide.

Yep, it's right in my profile. 

This also comes from the experience of door knocking, cold calling, spending hours driving for dollars, and being cursed at and barked at until I wondered if there was a better way to get motivated sellers. Many people can build their own website, I am saying go do it on your own and get a website. I'd rather have leads come to me than go find them, especially if I am building a sustainable business around it.

Forget real estate for a second and look from a bird's-eye view of what makes a business successful. What makes McDonald's successful? Systems! A big mac on the east coast is the same big mac on the west coast. 

Having a system in place that is measurable and reliable each month. So let's break this down further. Now as a real estate investor what keeps the lights? Deals, what is a deal? A motivated seller who wants to sell their house below market value (i.e the numbers work). So we have to have a system in place that provides motivated sellers that is measurable and reliable. 

What do a majority of people do when they want to find motivated sellers? They try to find them. You don't start a restaurant then walk around town or cold-call people asking if they are hungry then sell them ongoing to your restaurant. Investors don't set up a system for motivated sellers to find them. A motivated seller who needs to sell their house fast for cash has a problem and they are looking for a solution. What do we do when we need a problem fixed, we go to Google for a solution. 

So the point is we need to own real estate on google and be in a position (Set up a credible website, this is easy to do and you can do this on your own) for motivated sellers to find us when they are motivated to sell their house.

Hey Lindsey, 

For some reason, San Diego is a big radio and TV ad for finding motivated sellers. No one is taking on having motivated sellers come to them through creating a website. This is a way to think like an investor rather than door-knocking, sending mailers, or cold calling every month.

Hey Karl, 

Is this for a flip or wholesale deal? 

I would usually look within .5-1 mile sold within 6 months for comps. If there are not many comps then I would ask Why? what about that location is making it hard to comp? It might be difficult to sell on the back end if there are no comps

Hey Linda, 

You want to build a website through the eyes of a motivated seller. You want to appear credible and a person they would like to do business with, ie. have informal pictures of yourself on your website. People want to see who they are doing business with. You also want to have a clear message on what you do nd how you do it

Hey Richy, 

Instead of asking How do I find wholesalers? This means you're looking for motivated sellers. Ask, How can motivated sellers find me? For example, We don't ask how do I find hungry people and then build a restaurant. My advice is to focus on a website that is converting traffic into leads at a high level, Google will reward your website for this organically. This means more traffic to an already high-converting website, which means more motivated sellers. This is how you build a business that is sustainable with a steady flow of "customers"
