Hey Beau, I think it always comes down to the under writing. I have worked with many PM who have great contractors who charge 10% management fee but get the project done on time (Or before) or budget (or Less) who ended up saving me a lot vs normal GCs who get spread thin with other work

I recommend getting an LLC sooner than later. As soon as you start dealing with people and contracts. Great work getting into real estate!

Great work on getting 2 deals under contract! I would take that deal to your local real estate meet up and farm it out and spread the word.

Hey Mike, 

Have you thought about setting up a website for motivated sellers to contact you instead of you trying to find them? I use to spend a lot of money for lists and direct marketing

Hey Oladimeji, 

If you're just starting out attend real estate meetups in your market to gain some knowledge and cash buyers. To find motivated sellers a credible website is the best way for motivated sellers to find you. I don't recommend driving for dollars and spending lot of money on marketing.

Hey Brandon, 

For generating leads: A #1 ranked website so when people are motivated to sell and google search "who buys houses in (input market)" or "sell my house fast" your website is top of the google list and they inout there contact information into my website capturing that lead. 

For a phone system: A simple Google number I would answer all inbound leads because this takes no cold calling. 

For remote house inspections: This is tricky, you build report with the homeowner and ask them to take photos or send videos of the house. Also you can have your cash buyer in that market meet the seller and walk the property as well.

Hey Kyle, 

If you have to move fast try to find a private investor, not a lender. Ask them to fund the 100k for a split of the wholesale fee. Might be an option instead of waiting for a hard money lender and paying fees

Bart, I also get these calls since I am an absentee owner and investors think I will sell my house for under market value. For instance I have a property I bought for 110K and it rents for $1,600 and I received a 95k offer for it?? Not sure why I would sell it. 

To all wholesaler out there, name your favorite food restaurant in town. Then ask yourself why they don't call you or knock on your door asking if you want to order. My point is when you're hungry you are motivated enough to get in your car and drive to the store and order. Now, as an investor this is called a credible website for your market where you are ranked #1 on google so motivated sellers come to you and you get all the leads.
