Hey Jovonte, 

Wholesaling is a great way to generate cash without actually buying the property, not much capital is allocated. Wholesaling will stress the muscle of running number and determining deals before jumping into rehabbing. 

Also focus on keeping your credit high!

Before just blindly commenting back to you, I see from the back-and-forth posts between you and Jerryll that you have a bone to pick with him. Thank you for the comment 

That is my personal experience. For 2 years I would spend my days' door knocking, driving around my town with a stack of mailers in my car. 

I do not appreciate you commenting about what my experience is without knowledge of it.

Yes, all business transactions are based on credibility. People do business with whom they see as credible. Motivated sellers are the same way. Once you have a website that is credible and converting at a high level then you can drive traffic to it

Yes, invest in a website (the website will be there forever) and focus on having that website convert traffic into leads with a credible website, Google will reward you for this and you will forever have leads coming to you.

Take into consideration the price per sq foot to rehab. You can't just say $75k to rehab a 1500 sq ft house. I can tell you right now in a market with a $90,000 dollar house the rehab will probably not be 75k unless you are doing a major rebuild. For example, in my market that is San Diego a 1500 sq ft house remodel will probably run you $100k-$130K

Hey Steven, 

I would not like someone to door knock on my house asking if I wanted to sell my house, that's why the success rate is so low. People usually wonder who is this random person coming to my door, there is no credibility. I recommend getting a website so sellers can find you when they are motivated to sell their house. Put pictures of yourself on the website and provide value through your website to help people who need to sell.

Hey Isaiah, 

I don't recommend Google PPC or FB ads until you have a website converting at a high level before driving traffic to it.

I am not a fan of cold calling because the homeowner does exactly what you just mentioned.

To all new investors, who are driving for dollars and looking for distressed-looking houses, stop wasting your time. This comes from an investor who used to walk around and door knocking on distressed houses, get yelled at and barked at. There is no correlation between motivation and boarded-up windows, long grass, or car in the front yard. I'm not saying that you can not find a motivated seller that has a distressed-looking house, I'm saying that I spent months door knocking and had success 1%-2% so how can I conclude they are motivated? Let's think about this, a restaurant doesn't door knock asking if people are hungry. 

Focus on being in a position for motivated sellers to find you when they are ready to sell their house, the condition of the house and their situation is irrelevant. If someone takes the time and energy to google (cash for my house fast, who buys houses for cash, I need to sell my house for cash fast) then goes through the time and energy to fill out their information on a website and ends up as a seller lead they have qualified themself. I'd rather have motivated sellers come to me this way than try to find a needle in a haystack each month
