Hey Bp world. What yellow letter company do you guys suggest I use. I dont have a butt load of homes to send them to. I have a hand full of abandon property in the area I want to try n flip to my buyers.

I went driving for dollars today and found some old, ran down vacant properties in some desirable area. I used a free public search (https://www.fastpeoplesearch.com) to find the owners phone number. Sometimes this web sites comes through but majority of the time I get old phone numbers. What are different methods I can use to get the owners contact info. Please help. Thanks

Im working with a particular seller, and he says he can close within 7-10 days. I have an appointment this weekend. Should I bring my contractor as well kinda kill two birds with one stone?

When I call Gc's to ask to walk my first few deals. Should I inform them inspect enough damage that would consider the house rent ready or would they just naturally inspect the whole home? Sorry if the question is not cyrstal clear. Hope I explained it well enough.

Does anyone have a reputable wholesale friendly attorney they can refer me to? I want to make sure all the verbiage in my contract corresponds with state rules and regulations. Could I just call a Investor friendly title company and use their contracts? I live in the Independence Mo area, so someone not crazy far away would be cool. But if i had to make the drive to go see the attorney so be it. Also would he or she be able to look over the assignment portion of the paperwork.

Also I have a viewing lined up for a different property. Would it be wise to find a contractor in the area of the property instead of using one from my home time. I feel like i know the right answer, but like knowing you guys judgment.

Hello guys. Im talking to a seller who's property is under contract. She said she's still taking back up offers. My question is Should I even go see the property since its under contract? On top of that I would have pay to bring a contractor out  since I can't eyeball repairs yet. If the current buyer closes on the property I would feel like seeing the property and paying the contractor was a waste. What do you guys think?
