@Andrew Syrios I was looking at the equity as well. I think if I wholesaled it maybe I could get a 10k fee. But like @Todd Powell said. Maybe a sandwich lease option. I would get a DP (10%) upfront and monthly cash flow and I think I could sell the home (Sweat Equity Agreement) for 95k. That would be about 30k on the back end. What do you guys think?

Thank you @Todd Powell. I kind of need to wholesale this deal based on my current financial situation. I just need an extra 10k to be in the safe zone so I can look for rentals. I know how seller finance works. I just dont know how set it up, nor do I have an agreement for that type of deal.

Im getting it under contract for 66.5 and plan to wholesale it at 76k-77k leaving about 50k in equity on the table. Im I seeing this right ?

Well he sent me all the paper work from the appraiser. Its about 31pages. so its very informative. Cant find it on Propstream, Redfin. or google map. I guess another question would be how accurate is the Appraisers information if I can't find the home on the internet besides the highway it sits next to

I need some help vetting this wholesale deal. Im dealing with a seller whom wants 75k for his home. The ARV is some where between 120-130. No mortgage or other liens. 1000 earnest. He already has had the home appraised and has the repair cost. Similar homes have sold for 125k-130k. I was able to get him down on the purchase price, but unsure if its a deal. Im dealing with at least 55k in equity. I just feel like im missing something. Hopefully this was transparent.Someone please help

Hello Bp world. Ive hit a little brick wall with this Business Credit thing. Ive been trying to build my business credit score by going through vendor credit. I've done some purchases via Uline, Grainger, and Crowns Office Supplies in which I've paid them off with in 14 days of the purchase. I had a 700 credit score before I started doing vendor credit. I was told that i shouldn't worry about vendor credit since I have a "good" personal credit score. I was also told that I should sign up for Tier 2 funding like a Quick Trip Credit Card, or a Costco Cc etc. I guess Im just wondering if going through the tiers is necessary, or should I just go to my selected banks and try and get some type of funding. I hope all of this was transparent. Thank you guys.
