Is there a way I can find the actual owners number instead of going through a Realtor or Property M. I think the seller of the home is in some kind of agreement to where they can't  advertise the home outside the realtor. Websites like Trulia, Realtor.com and even Zillow all generally show either the property managers phone number or a realtors. How can I navigate around this? Thanks.

1)Assuming the  LO agreement is assignable.The only "spread" I would make is via the Down payment. Then Im out of the transaction?

2) Is Sandwich L.O. the same as a Land Contract or Contract for deed?

Hey folks. Ive ran through the forums to answer my question, went to google and youtube, and still no solid answer. Can some on please explain the main difference between a Lease Option and a Sandwich lease option. Thanks in advance.

So if I decided to assign the contract. Would i have to mortgage and the utilities? Reason I'm asking is because I'm trying to get better at analyzing properties. Thanks you guys .

In a Land contract are the monthly payments  the mortgage (assuming there is one) AND the utilities on the property.  or just based off the mortgage?

Sup BP World. I have a potential deal. The seller has agreed to sell on a land contract. I plan to assign the contract and rent it out. Now as far as the process goes. I've only talked to seller via text about the terms. My question is, whats next? whats the next phase. Do I find a creditable attorney to write up the contract  or do I and my inspector go and view the property? If someone could briefly explain the process in steps I would greatly appreciate it. Thank you.
