Thanks guys. Im coming across a lot of "leads" on craiglist that are trying to get a deposit without any negotiating what so ever. The last guy was wanting a 750 deposit. But thanks anyways.

Hey BP folks. Now this to me has scam all over it. Ive been trying to wholesale since this whole covid-19 thing started. A lot of these sellers are asking for earnest money or some form of a negotiable down payment. Which is fine by the way, but they are asking me to wire it through cashless app before any purchase and sale agreement. Ive explained the whole process of buying a home, and when they would get their earnest money. But they want money now or no agreement. Am I missing something here? or am I right?

Im currently learning as much as I can about seller financing so I can add it to my tool belt. I get a lot of NO's making low ball offers. Kind of makes me think how many deals have I left of the table. I dont understand the interest part and how that is linked to the monthly payments.

Hey @Shelleman Paulin Im still marketing. Im getting responses from Bandit signs, and postcards. I think they're equal in productivity. I recently just got over my fear of cold calling. Im spending at least an 1hr and 15mins a day on my skip traced list from Propstream. Im actually in the process of negotiating a deal. I like cold calling better than the other marketing methods because I have one on one time with the seller. Im making offers but no deal as of yet. Im trying to learn more about selling financing so I can have another buying strategy to offer. All and all its a process but im going to make it :)

Goodmorning world. Im in the process of negotiating a deal. The home is a 3beds, 1baths, and 1,320sqft in Kansas City Mo. The home was built in the 1920's (20th century). So that could possibly mean everything or some things are out of date. Any contractors that live close to this area have an idea what the renovation cost would be around if the whole home needed updated?

Hey Bp family. I currently working out a deal with a seller. Come to find out she's trying to help the actual owner sell the property. So the woman trying to sell the property (not the actual owner) and I decided to Jv the deal. She told me the bank wants to do a short sale. How do we go about this? We both tend to wholesale the property and split the earning. Really hope this was transparent. Thanks

i found  out its a short sale property from the bank and the person im dealing with is trying to help a friend sale the property. So how would i go about this. Me and the person trying to sell the property are going to jv the deal.

No I seen the home off of Craigslist, and I think the house would be in the same school district. Its literally a street behind the advertised property
