Doing comparables right

Hey Bp fam. Im analyzing a potential wholesale deal. The home is a 3/1 single family home thats 902 sqft. I kind of confused because there are homes literally a block way thats 950 sqft with similar bed and bath but worth 35k more.. How can this be?

@Deangelo Mack Me again :)  Is the deal you are looking at listed?  How do the homes compare on the inside?  Also, sometimes school districts can play a big part in price differences.
