your reasons make alot of sense, but i am not buying at the rate you are-i buy maybe 1 a year.i consider 100 homes before i buy-cannot give that time up, so i must depend on realtors and offer blindly. if they dont catch my low offer, no point in viewing.

I can't invest in my backyard b/c Manhattan is too costly.
I would not buy until i see it, but would only see it after i have an accepted offer.i do know the area upstate very well. guess i do have to be concerned about getting a bad rep after backing out.thanks!

I have rented out my first house.I have regular homeowners insurance-
Do i need to change it to landlord insurance?

My area of interest is 2-3 hrs away..would like to make offers based on internet info and the realtor..and then if accepted, i will go see it. otherwise , i can only see a few each month.anyone ever used this strategy and does it work?

Guess i was vague..I meant, can I call a title search /abstract co. myself and request a title search , rather than have my lawyer request it, in order to save money?
he said he always does it as part of his job before closing but why cant I? I want to close on a new purchase, as cheaply as possible.
And, do i need title insur, as the same person has owned the house for 40 yrs. thanks!

Anyone have the title search done on your own to save money?how does that work? is it just info I need , and not necessary to close.
