Just to add ,  not every inspection covers a visual of the septic tank .

if they run the water and all mechanicals, they are working fine . 

other than a visual there are no signs of it not working .

Do you mean the person buying my flip will ask me for money off to buy a septic ?

the septic needs to be replaced . it is a corroded metal container and I was told Leitchfield‘s should be replaced , as long as excavater is there already

Theoretically, I would guess an ADU adds value to the property because there is an additional income producing unit.
as for the costs, etc. you would need to contact the company and find out the numbers

Seller accepted my very low offer because the prior buyer walked away when the inspector informed him the septic was corroded.

However, it is currently working fine. This is a flip. Do I spend 18 K to replace it even though it’s working fine but corroded?

It is well documented online that soap in a sump pump accumulates and solidifies and then blocks the pump’s abilty to move.
Not trying to be unfair at all.

I was unaware the washing machine did not have a drain pipe. It’s a new buy for me. They are my first tenants.
We agreed it would discharge in the shower. The plumber came to fix the breaker but now I need a new sump pump . I believe the soap broke it. (another $400. )

I’m thinking I should split it with the tenants, but nothing was is in writing.

Sound fair?

After they signed the lease, I was told there’s no drain for the washer and 

can they put it in the shower ?

I said yes .
at some point they moved the hose 

to the sump pump,  and last week I found out.
