put 1% down with purchase offer, check was put in R.E agents office escrow acct and cashed. i thought it was to be held until i find out if offer was accepted.

In this case the EM will go to the RE agent,.i have never signed a contract before getting an acceptance , so i'm hesitant to give a signed contract and the EM..i already gave a binder deposit of $480.00 the pP is $48,ooo now they want $4.800.00 (10% of pp) with signed contract. i worry i wont get it bcak for some reason.
Can i sign contract with no more EM ?other than the 480 already given with binder?

here in NY we sign a purchase binder, with 1% E.M.
and the contract after acceptance . the seller said yes t o the offer, but havent heard from the bank.

R.e. agent is saying that M&T bank is asking me to sign a contract with seller BEFORE letting me know if they accept my offer...does this sound right? I've already given a binder, now they want 10% of P.P. with signed contract.
i havent even inspected the house, not knowing if my offer is accepted.

Laura -I know Monroe NY, and it may be better to invest 40 min away in Sullivan county, or even Ulster...you can buy 4 or 5 houses in these areas for the same money, have low taxes, no debt, and no headache .
