Point taken-thanks. Actaully, i was thinking long term.
if i pay cash , i get my 48,000 bbck in 8 years, and then i can sell it for at least what i paid for it , how would i figure out my ROi in this case.what is the formula?

So I have it right.... when it comes to cash on cash percentage, the lower the #, the better the deal? For ex: 10% better than 23%, right?

Upstate NY, small 3 bed,1 bath -800 S.F. in nice area. similar homes sell for
65-85. This one listed at 79,000 ,on market almost 3 years (orig. price 119,000). My offer of $48,000 accepted. Move in condition .taxes 2900 yr.+insur 400 yr. Can be rented out for 800 + util.
Dose this meet the 50% rule?not sure how to evaluate that-thanks!

sure, residential condo--my friend bought one for 71,000 6 years ago a nd now, as a short sale, sold for 23,000. i hope to buy one like that.

I live in NY and would like to buy in Arizona b/c of low costs to buy. Problem is I wont be able to go there to see what i am buying, due to caring for sick relative. anyone ever buy in this way,and have entire deal handled by professionals out of town?

Just wondering how many of us invest out of town, and have there been many problems with that? Is a P.M. always needed for this kind of investing?

Thinkning about buying an 8 acre parcel which is zoned as farmland..does that mean a home cant be built there? any one know what exactly that type of zoning means?
