if the tenant does not include the late fee in current month, i then add it on to the nrxt month's rent.

I use furnature form thrift shops. you can buy great stuff really cheap, and when i dont need it i sell it at a garage sale, and always get my money back.

Jeep Cherokee 2000----140,000miles ,runs like new, carries all my stuff to transport,including queen size futon. never worry about wheather,rain sleet snow, sun, all the same . Love it!

Thanks for this post-i'm also fairly new to investing, although i did flip 1 house last year. i never imagined i could learn so much so quickly-you guys are great about generously sharing your expertise..i will also look for a 2-4 unit house for next investment.

i'm only doing real estate 2 years but i can tell you the best advise is what's already been said...to succeed in ANY business you must know all that is possible to know about the business. At this point you are in the learning stage, so keep on truckin', and learning.it will happen.
