I am preparing to attendmy first auction.com sale .
for those of you who have bought from them ,

have you had any problem with liens unpaid?
Is it necessary to do a title search for every house I bid on ?

Look at a ton of properties , throw out numbers that work for you , and see if any stick.

I have to pass by several excellent deals because I don’t have anyone to do the work .   if I had a reliable, professional contractor to partner with , there is a lot of money to be made . anyone interested?wd need to invest some cash as well . Let’s discuss?

They are in violation of your lease several times over . I would ask them to remedy the lease, and if they don’t , start eviction. 
unless it is a very difficult location to find good paying tenants, i would make them adhere to the lease on every account.

So my house was listed at 219 k, and I agreed to sell at 205 , as is. 
called plumber to turn on heat and hot water for inspection , but the heat did not come on (after I paid him $1000 )

I would like to charge the buyer $1000 more . I now have to buy a new hot water heater.  contracts were sent to lawyers, but not yet signed. 

Has anyone ever done this ? not sure it is the right thing to do and if I lose this buyer, I am not concerned I will charge more for the next one. But the realtor, a friend will be upset.

To me it’s a good investment property only if the price is right.  it has to make sense based on your goals so put in an offer that matches your goals
