Oh these are absolutely excellent points ,

and I’m not sure of the answers .
the house is incredibly cheap (35K )

but I’m sure it needs another 75K 

so I have forfeited this property.

It seems as though it’s too troublesome . thank you all for your wonderful feedback.

The house was built in 1850. 
updated electrical and plumbing. 

It has a good foundation with a crawlspace but joists underneath all are damaged.
if I put new ones in, will it be hard to sell with vonvention mortgage?

I’d like to buy a house in upstate NY 

with an incredible discount because the Piers under the house need to be replaced , which I plan to do .
will this house be eligible for the next buyer to get a convential mortgage if the repairs are replaced?  ty!

Such very interesting replies by everyone. My concern is if they feel we are on such a familiar basis to call me hon and babe ,

they might think it’s OK to take other actions on their own,  i.e. paint the walls,  have a friend move in. , be rent late, 

I agree-  This is a business and  rules need to be followed. addressing me in a professional way makes it more likely they will do everything else accordingly , i think.

My tenants are a couple - she calls me “hon”, He calls me “babe.”. Every time they do that , I mention my name is marci .
I like to maintain a professional profile which is why I correct them .
not a big deal. Just curious what you would do.

I am preparing to attendmy first auction.com sale .
for those of you who have bought from them ,

have you had any problem with liens unpaid?
Is it necessary to do a title search for every house I bid on ?

Look at a ton of properties , throw out numbers that work for you , and see if any stick.

I have to pass by several excellent deals because I don’t have anyone to do the work .   if I had a reliable, professional contractor to partner with , there is a lot of money to be made . anyone interested?wd need to invest some cash as well . Let’s discuss?
