Not sure how this happened , but now I am considered a senior citizen !

Wondering how many of us are there and , as investors , do the strategies change from buy-and-hold to flip ?

I no longer want to wait 10 to 15 years to see my homes appreciate . 


how are others in this age bracket going about investing?

Yes we would like to partner with each other . 
just don’t know how to structure this deal as I have never partnered with anyone before and given that he has no money makes it complicated

My friend/ Realtor found a duplex out of state for 35K . he knows the atea , i dont . 
I would like to partner with him but he has no cash . 

please suggest a way for me to give him half the money over a yesr , 

at what interest rate ?

would I then collect the rents from both apartments ? 
and how does the rehab work , since it will need about 7000 k 

to be rent ready ,

So the cap rate is not even 1 percent- merely .5?

Asking price is 875,000 k

NOI is 47,220

Cap rate  0.0539 ???

Makes no sence.what did i do wtong?

Raise the rent even if it’s $25 a month . cost-of-living go up annually . 
this is a business

First , you don’t have to let them out of their lease .
Also , you can’t find a new tenant unless you have a moving date to offer them. 

second , if they find a tenant , they must go through your screening process and be approved by you . 

third , if they move out and there is no tenant in place , they are still responsible to pay until the lease expires.

Save 10% of every penny you earn . pretend it doesn’t exist ,regardless of how much or how little . 
if you can save more , that’s great . but don’t even think about touching that 10% ever.
