If you have a great property management company, it shouldn't matter I guess.  From my experience in purchasing property in another state, it is definitely important to be there to look before you buy.  My problem came from allowing the inspection to be done without being there.  I had to pay for fixes that I could have negotiated in escrow.

Thank you!  The article is very interesting.  Is it not better to purchase a triplex or 4-plex as opposed to 4 single homes?

I'm thinking of opening a restaurant or possibly grocery store near a freeway entrance along the Wilbur D Mills Freeway, I think it is the 630.  Anyone have experience in this area?

The area around University of Arkansas at Fayetteville is well populated and a popular destination for retirees.  The whole northwest is beautiful, mountainous country.  I am focusing in on the Hot Springs/Hot Springs VIllage area.

Chris, I purchased a 3 bedroom 1 1/2 bath in zip 72209 for $50K  I'm renting it for $765 w/ gas and water paid.   I just took carpet out of bedrooms and discovered nice hardwood floors.

I notice that homes don't appreciate much anywhere around Little Rock.  I looked at properties in Hot Springs Village.  It was a trip to see a listing for $225,000 and Zillow's estimate of value is $175K.  What is up with that?

Austin, I'm going to Little Rock at the beginning of March.  I'm going to look at a couple of things I have in mind.  I made the mistake of buying a property sight unseen.   The realtor was not very experience and she didn't act in my best interest.  She was excited about a sale.

Rick I attended UALR.  It was Little Rock University my first year.  The second year it was changed to UALR.
