Thank you Jacob and JD!  It kind of shook me up at first.  It's pretty scary because I've never done this before.

I checked into what I thought was two on a lot in Little Rock, AR:  6618 and 6630 West 30th Street.   It looks like they are two separate lots though I'm not sure. The selling realtor said she had another property I should consider.  It turned out to be a "bundle" or two houses next to each other.

1.  What are implications for maintenance, taxes, insurance?

2.  Are there other issues I'm not listing?

Hi Kenisha!  I live in Fontana, Ca; however, I have a house on Windsor Drive in Little Rock.  I'm currently looking to buy 2 on a lot.  I follow Trulia, Zillow, Realtor and Auction.com.  I also check a couple of multifamily sites.  I'm interested in finding properties near grocery stores - hard to do.  There are a couple of 4-unit buildings off Reservoir Road.

The house is in such bad shape that my cousin told me he would offer a grand because the house should be torn down.

Now to see if my cousin the realtor will write an offer for $1K.  At that amount it is probably better for me to contact them myself.

Hi Karen!  I talked to my cousin earlier today.  She said the house should be taken down to the studs but the land is worth more than $27K.  She is checking into the adjacent property that went into foreclosure.  I'm going to talk to another cousin who is a builder to see how much it would cost to build a duples with aabout 3K sq feet.

Thank you Mark!  i don't know if it fell out of escrow or what.  The list price shown is $2K less than in was in March.  I hope my cousin can get the skinny on what happened.
