Karen, I'm slightly hesitant because of what you just said.  My elderly aunt wanted to give her the opportunity to sell her land.  My cousin told her that the commission would be 10%.  I'd never heard of a 10% sales commission.

Karen, my cousin is a realtor in the area.  I guess I can ask her how to check.  I was thinking it might be easier to buy without a buyer's agent.   However, it is probably worth my while to have an agent.

Thank you Wendell!  I've watched it for a year plus the property behind it which is now in foreclosure.  The properties around it are valued at 6x as much on Zillow.  However, 72223 is the best zip code in Little Rock and properties down the street and by the river are selling for upward of a million dollars.

The area is special to me because my grandmother, dad and all grew up in this area.  Many started selling their properties before the values shot up.  My cousins live near by and are builders.  I'm going to see how much they thing it will cost to fix it up.  I'd like to pick up the property behind it.  If they are joined, both should be more valuable...I think.

It looks like a good investment; however, I watch HGTV and think about horrible things that could happen.

HELP!  I'm renting to my sister.  i found out Monday that her boyfriend moved in last week.  He's a real creep.  My niece, a police officer, ran checks on him.  He's on probation for beating up his last girlfriend.  I left a message on my sister's phone, "Get him OUT of my house."  I sent her a text, "Get him OUT of my house."  Thirty minutes later she called with small talk.  I told her "Get him OUT of my house."  My niece and nephew, adults, live there and hate the guy.  I'm thinking of writing a letter to his probation officer, judge and him on copy.  I will tell my sister that the next letter will be to Section 8.  What do you think????

Ryland, I'm actually moving there.  I'm looking for a multifamily dwelling to purchase.  I ran across the land in my multifamily search.
