North Little Rock Arkansas Deal

Hi Folks, 

I've never done any deals in North Little Rock Arkansas but I've got someone that wants to sell me their house for $10,000.  I couldn't find a ton of comps but the median home price for zip code 72114 on Neighborhoodscout is around $56,000.  What do you think should I get it under contract?

Hi Austin Faux . I am currently doing a deal in NLR. This soulds profitable and your COC return should be great. My question or caution would be to investigate if the property is in a flood zone. In the Rose City area of NLR, many of the homes ARE in a flood zone which, as I am sure you are aware, will increase your insurance and reduce your cash flow, which may not be that much of an issue for you with respect to how high your cash flow numbers are.
