Well guys, I looked for the listing and it disappeared.  I do see others that are low.  Brandon, I'm sure your comments explain this.  

Thanks for all the comments guys.  Squash this idea!  I guess I will started analyzing my 3 deals a day ... with houses on them.

Hi Karen,

The area is southwest of Little Rock Arkansas.  I'm in California.  If I had seen the listing before I went to Arkansas last week I would have loved to check it out.  I a niece and nephew that are police officers.  I will ask them about the area.  I think it is close to Interstate 30 where they just completed a new mall with Bass Pro as an anchor store.  When I get more information. I will post it.

Wow, Jay!  Thank you for the time and detail.  So the first step is get with a land planner and civil engineer and meet with appropriate government agencies.  That's enough to give me homework to get started.

It looks like some minimal amount of planning has been done since there is a gated, paved road leading to the site and gate code is needed.

I'll check into it and give you an update.

It seems it is prepared to be done that way.  It sold for $235,000 in 2012.  I hope it's ok for me to put this here:
