Your idea is absolutely feasible, especially if you are open to the rent by the room strategy! Depending on your lease, the numbers could potentially work out in your favor to bite the fee for breaking a lease in order to get into property sooner than May. This would give you the chance to start saving on rent plus the potential for cash flow and appreciation compared to paying rent.

Welcome to the forums! It is perfectly normal to be overwhelmed when starting out. Just like they always say on the podcast though, if it was easy everyone would do it! You're going to hear this over and over also and it's the key that will keep you going when times get tough. Focus on your "why" and use it to keep pushing you forward. Picture yourself in just five years at 23. You can 100% own multiple houses by that point with a net worth well above the majority of your friends your age. It's going to take a lot of hard work and if you want it bad enough it will come. 

Step back a minute and realize why you are doing this and don't try to figure it out all at once. Start with the education part. Take 30 minutes every morning (not after work when you are tired) and start reading, looking through the forums, listening to podcasts. Small steps lead to big change my friend!

Take advantage of all the members here who are already doing what you want to be doing. Plenty of people are happy to help out.

You should connect with a local investor-friendly lender. Everyone will have very different options in terms of financing. I would not recommend bending the law around owner-occupancy terms. Depending on your goals, I'd be happy to discuss some house hacking strategies and ways to make it work in terms of numbers.
