Welcome to the BiggerPockets community! No matter where you stand in your real estate investing journey, BiggerPockets is the ultimate resource for all of your investing needs. I’d suggest starting out by networking with as many other investors as possible and be an active participant in the forums.

If you haven’t already subscribed to the BiggerPockets podcasts, do that ASAP. Look for meetups in your area (virtual) on Meetup.com or FB Groups, attend free webinars, start reading as much as possible on any and all topics related to investing and real estate. Use the forums to help you search for the answers to all of your questions. If you can’t find your answers, then create your own post!

Feel free to reach out if you want more specific advice.

Good luck and get educated!

@Lauren Zuend

Welcome to the community! It's great to hear that you already have plans to make big changes moving forward. I'd like to second everything that @Bryan Balducki mentioned above. There are definitely pros and cons that come with the different lending options out there. Shopping around and finding a solid "investor-friendly lender" is going to be really important when you get closer to taking action on your first property.

Check out this article on FHA Loans and Multi-family properties, it does a good job summarizing the ins and outs of FHA loans on small multifamily properties.

Let me know if there is anything I can do to help you out on your journey, I'm always looking to connect with others!

@Jason Breton

I'm a huge fan of house hacking using the rent by the room strategy! Renting an SFH by the room can produce crazy good returns compared to traditional SFH rentals! There are even some property management companies here in Denver that specialize in helping investors who want to rent by the room to maximize returns. Being creative and flexible is crucial in these crazy markets!

@Marianne File

Welcome to the community and nice work setting a solid goal! Now it’s time to make that goal a reality and take some action. My piece of advice on the lender situation is one, does the lender work with investors/is an investor themselves. This is huge as they will understand what you are looking to achieve via house hacking and can identify ways to increase your loan amount based on your investing goals.

Let me know if you’d like to connect and talk more about your house hacking goals in the next week or so! I’d be happy to help.

Good luck!

@Justin Marschalk

Welcome to the community! It such a great advantage coming in with the GC knowledge that you already have. That’s going to be huge in making good decisions moving forward. I’m an investor/agent here in Colorado with a big focus on house hacking. I’d be happy to connect and talk about the next steps to consider in moving forward with your first deal.
