I like Brent Daniels(TTP) formula: ARV x .84 minus rehab cost, minus your wholesale fee.

@Sam K. I may have a lender that can help. He has done many ADU's. And yes, city of SD will allow two detached ADU's on a multifamily zone.

@Shefali Golvelker Not sure the city short term rental regs. But the state ADU regs state it needs to be 30day rental or longer. Happy to share what I've seen with the ADU process in my city if you have any questions.

@Manraj Singh I would not expect much of a difference in rent between a tub/shower vs. a full size shower. I would focus more on a good layout that makes the ADU feel roomy. If you can do scissor trusses or vaulted trusses and give the ceilings some more hight that would make it feel larger. I think it is a good call doing the 2 bedrooom for the ADU. The return for a 2 bedroom vs the build cost I think is the sweet spot. What area are you in?

@Stephan Goodiwn I really like the ADU investment right now. There are lots of great areas in San Diego city for value-add opportunities if you have the right team permitting/building your ADU.
