@Shervin Esfahani @Justin R. @Alison Aicard This stuff excites the heck out of me. I think we are due for a housing revolution and ADU's are just the first wave. There is a convergence of people being willing to live in smaller/alternative living situations (new generation) and the technology to make it happen (smart homes are here but alternative building techniques have been slow to catch on due to outdates building codes- but the technology is there) I think we are going to see some massive shifts in the next 20 years. Be ready.

@Dan H. Just want to understand better your view on this for my learning. Is it because you can't refi your money out that you think the ADU play is not worth the squeeze? (can't refi because the ADU value is not there). Is there a play where you would hold onto the ADU purely for the cash flow? (even tho you have $ "stuck" in the deal). Won't ADU values eventually catch up as appraisers have comps in several years?

@Aram Ozen I am not a lender but you mentioned several options I have seen used. The other option might be a construction loan. I have a lender that does ADU's frequently and might be able to shed some light on your specific situation.

That is a bummer you can't rent them out separately there. Here in CA they did away with that so now you can rent them separately. Here the ADU's are not appraising. Only getting $50-100K in value often times (the sq footage should justify $300k).

@Aaron Desmond You are on the right track. I don't know your area but you need to find out if it is feasible first based on your zoning. Will your zoning allow a triplex based on the density allowed? Is your property zoning single family residential or mulitfamily? (That usually determines how many ADU's are allowed) Just some questions someone needs to answer. As you mentioned finding a designer or architect that can consult and then take you through the design and permitting process is what you need.

Interesting topic. We have done close to 60 ADU projects in San Diego California so we know the process well. I imagine it is similar but with some variation on the law. @Kimberly Sutton here ADU's do not require fire sprinklers unless they have them in the main house. In short we are allowed 1 ADU and 1 JADU for single family and two detached ADU's for mulitfamily zoning. 4' setbacks all around except the front setback cannot be encroached upon.
