Valuation or Apprisal of an ADU
Hi,
I am in the planning phase of an ADU.
I am planning to have 2 bedrooms and a full bathroom (sink , toilet ) with a shower cubicle instead of a full bath + shower. I figured a shower cubicle is probably easier to maintain than a bath tub.
However, I read somewhere that a full sized shower cubicle instead of a shower bath is considered “3/4th” Bath. This seemed a bit bizarre (yet insightful).
When in comes to appraisal or valuation of a house,
Is having a (full size shower cubicle ) = having a (full size shower & bath tub)
What do you reckon?

ON an ADU, since it is only 1 bath, it may value better with the tub/shower instead of shower only, however, the real question here is what is your intentions with the ADU? If it is to rent it out, then you should be more concerned with what your local tenants profile is and put in what would bring you the best rents. The value difference should not be significant for a tub/shower vs shower only on an ADU as far as an appraisal goes. Appraisers already have a tough time properly valuating ADU's since they are fairly new and they do not have enough comps to go off of typically. This typically results in lower appraised values of ADU's. I have seen some where the appraisal was only 60% of the cost of to build it. Again, if your intent is to hold and rent, then value today is of little consequence.
