@Luke Mike They do not charge. Your electrician will charge for the new panel and SDGE will do all the overhead work needed and set the meter head at no charge.

I would watch as many Youtube videos as you can from TTP (Brent Daniels), Jamil, and maybe Pace Morby. (Wholesale hotline is good). Coaching can be good to get you to the next level.

@Robert Rodriguez In short you will want to find out what raw land is selling for in the area. If you can negotiate and get the land under contract for less than the going rate you can wholesale to a builder and make an assignment fee.

You can market to Pre-Foreclosure though (they have been served a notice). Most off market properties you can wholesale. Some people even wholesale on-market properties. You will want to make sure the owner has some equity (30% minimum) so you can get the property under contract at a discount and the bank will be paid off at the sale.

I do not use it but my old employer used it. Very powerful CRM for follow up.

Either could be a good option. I've never done out of state but the folks I see that do it have built a solid team (agent, management company, ect.) The advantage to house hacking in San Diego is you can presumably offset your mortgage and end up with a small payment. Locking in your payment is advantageous with rising rents and you will also be paying down the principal on that property. The big play would be to purchase a multifamily property and build two additional ADU's. Then you are really crushing.

I pretty much disagree with every post on here. If you are getting calls from them 10x your efforts. I wouldn't open up a new marketing stream until you have mastered 1. I would maybe start with text campains/cold calling next. Find those motivated sellers.
