Very interesting thread. Maybe someone can clarify for me. If you build a detached ADU from the ground up you are required to put solar but if you convert something existing you are not?

Anyone with experience on this?

@Luis Castellon @Nabil Suleiman Are these stick built? What kind of build costs are you finding? Has anybody looked into a pre-fab option to drop onto a foundation? 

Thanks for all the info so far. I'm very interested in learning more about this. My hold up is getting a whole picture on the cost. Including permitting.

@Nat C. I like the outside of the box thinking but... Are you kidding me?? This is a horrible idea on so many levels. I did a lot of construction labor and considered myself a hard working honest person. I would have refused to wear a body cam. If you don't trust your people you've got the wrong people. If you are a person that expects your people to to know what they are doing with zero management or communication then your expectations are off. There is a reason why construction companies have laborers, then superintendents, then project managers, ect. People need to be managed and clearly communicated with. If you do this and they are still under performing or dishonest then cut them loose. Just my two cents. Best of luck!

Yeah I second @Bill B.. kill the mold and make sure you have a good vent setup. I like to have vents on a timer switch so it keeps running even after you leave the bathroom.

It's very possible the knob and tube wiring was left in the original part of the house (and it's very possible this house was built earlier than you think). I would be surprised if when they added onto the house they left this knob and tube wiring operational but you would absolutely want to get an electrician to inspect to confirm what is actually going on. But no it's not a deal breaker. Just work it into your numbers.

I second @Mike Cumbie. There are many reasons to condemn a house. You just need to find out why it was condemned and how to remedy. This is a good reminder for us all to do the due diligence in that regard.
