Wow so much good info here guys! Thanks for this excellent discussion. Yeah it appears from my research that you can not really count on a big equity gain from the ADU as appraisers don't quite know how to value these yet. From a long-term hold play the rental income from a main-house and ADU (and possibly a JADU) seems viable.

@Gio Fuentes My buddy Ryan does some amazing ADU designs. He has some plan sets for purchase (for California). http://radstudio.design/

I was seeing most designers charge 8,000 to $15,000 for an ADU design here in San Diego depending on the size. This doesn't include permitting. I hope that helps.

@Will Barnard and @Matthew Forrest were right on in my view. I think you will be hard pressed to get architect/engineering and permitting that low. I was seeing 20-30k range for those in san deigo. They were slightly bigger ADU's tho. The management of the permit process AND the build are critical to keep your timeline as short as possible. [Solicitation Removed by Moderators]

@Jasraj Singh I grew up in Redding, CA. Definitely lower prices than most of CA. Might look there or Chico.

@Will Barnard I thought you could not add ADU's to multifamily lots. But Maybe 2-4 units does not apply to that law? I don't know the answer, i'm just asking.

@Kenneth Garrett I agree. It does take some level of education. On this topic... I have always thought about "risky" ventures as relative to your knowledge. I used to do some mountaineering. People would say "that's dangerous." And for them it probably was because they had hardly hiked or backpacked in their life. Let alone climb a mountain. For the knowledgeable person it offsets the risk dramatically. 

Real estate is the same. Knowledge and experience start to offset the risk. But the friends @Michael Lowe mentioned  still can't fathom investing because it's "too risky."

@Donald E Appleberry @Dan H. This is a great discussion about Chula Vista. The west side is definitely old feeling. But with this new project slated I feel like it gives the city more of an identity. I could see the west side being a good long term play.
