Anybody recommend any good coaching programs out there for starting off in the wholesaling?

There are no good wholesaling coaches because you don't need to pay someone to coach you on how to wholesale. Almost all people posting about wholesaling should not even try it. Why do you want a wholesaling coach? Have you done any deals? What's your real estate background? Coaches in all aspects of real estate are good, but only when you already have a business that is running well and you want to 2x it or 3x it. Hiring coaches to teach you how to do something is taking money and tossing it down a well or into a fire since you can get all you need to know for free or by watching free webinars. Be careful when you ask questions like this or you will get answers like the one above. Anyone who pays 10k for a course on wholesaling, call me, I have some land in the Everglades I know you will like.

Most people forget what it was like BEFORE they did their first deal. Most coaches, gurus, trainers, etc. have a 'mental disconnect' between their life BEFORE vs. AFTER their early deals, so they do a sh!t job explaining to 'newbies' how to get started. Plus, there's more money in selling 'partial info' than there is in selling 'the whole process', so most infopreneurs are not going to give you 'the game' A-Z, because then 'they think' you wouldn't keep buying INFO from them. Sad, but true. So honestly, you're gonna have to put in the time to piece it all together on your own, like everyone else does. That's why people are telling you what they wrote above.

I have learned (and still learn) from MANY different people, but Flipman (aka Ty) on YouTube keeps it simple for beginners. He's a good dude. Very helpful. I recommend you keep it simple. His FREE content on YouTube is simple enough for 'newbies' to grasp, so that you can avoid info overload by chasing a bunch of different strategies at once. There are ALOT of people out there to learn from, but everything you need to know you can learn from FREE.

Hi Vanessa, I am a real estate broker just diving into the investment side of the business. In doing my research (nothing is worth losing my license over) I came across Ryan Fletchers Asset Control Specialist course. For $100 it is a very good 'starting from scratch' look at setting up a Wholesale business and eventually moving towards flipping. I encourage you to check it out, it is a great investment for a 30 day 'look over my shoulder' type of course.

Nothing will replace devoting time to building relationships and home study. A coach may provide you with a 10,000 foot overview of the wholesaling concept but you'll still need to understand contract drafting, valuations, repair estimation, negotiation strategies, title process, etc. And you'll need money to market to find motivated sellers, build systems to manage leads, etc, otherwise you'll just flounder like 90% of the those who jump in thinking it's easy money with no experience. Start building relationships with active, seasoned investors...shadow them, let them show you the ropes. Education is not free, but it doesn't have to cost you upfront either. Most investors will provide you with some basic guidance with the hope you'll find a deal which they will handle and pay you a small fee or portion of the profits. In turn, you get to see how the business is done and the processes involved.

@Vanessa D Guzman as others already said in the thread, you can find a lot of free content on Youtube (Brent Daniels, Sean Terry, Pace Morby, Max Maxwell, etc) I wouldn't recommend paying $5000 - $10000 for a course you'll be better off spending this money on marketing. But the best/fastest way to learn in my opinion is to go work for free for a local wholesaler in your market.

I would watch as many Youtube videos as you can from TTP (Brent Daniels), Jamil, and maybe Pace Morby. (Wholesale hotline is good). Coaching can be good to get you to the next level.

@Vanessa D Guzman, I'm a wholesaler in St Louis MO. I would agree with what people have said in the thread already. You don't need a 10 thousand dollar coach and it will probably be really hard to get started. Listen to the real estate rookie podcast "from restaurant waiter to 100+ deals in only 4 years with Derrick Acuff" do exactly what he did when he first got started, find a cheap list, hand write them letters, then face tons of people telling you to leave them alone and they don't want to sell their house then after some time (possibly 6 months like Derrick) you will find someone that wants to sell you their house and is fine with the fact that you're going to bring another buyer to actually close.

Don’t even consider expensive coaches or programs.

There are several free blogs on BiggerPockets if you take a few seconds to search for them. BP also offers a book, “How to invest in real estate” that gives a good overview of how to wholesale for like $12. It is not rocket science, but it does take a lot of hard work and hustle, which you can’t really learn.

She breaks down each step but thoroughly goes through each step the whole sale process from Market Research to How to get Paid by the title company. Using her strategies have helped me build the confidence to start relationships with listing agents, Comp effectively and understand that wholesaling is a process. [Link Removed by Moderators]

As mentioned, there a slew of youtubers to follow where you can learn off market or on market wholesaling: Lili Thompson, Hot Wholesale, Jerry Norton, Biz Mathews, TTP, Ask Flip Man, Flip with Rick, Max Maxwell, along with so many others.

I'd also search for folks in your market who may have courses or offer coaching. There are youtubers that show how to wholesale specifically in your market. I'd search for those.

@Vanessa D Guzman, not to beat a broken horse, but don't spend money on this. And definitely don't listen to people with 1 or 2 posts pointing you in "the right direction" (COUGH COUGH @Glenn Ferguson). They may very well be part of the company shilling the course.
