Selling in winter is never a good time to sell. People who buy during that time are people who need to buy, not want to buy. Not saying it will not sell, just not the best time to sell it. 

Terrible idea to sell it while a tenant is there. There's a difference in staging and someone living there. The tenant does not care if you sell it or not. They will not be accommodating and scheduling showings is going to be a nightmare. Get them out, take time to fix it, then photograph it, then list it. 

6 month lease is a great idea if you can get it. Another option is to extend the current tenant's lease 6 months. Even if you offer a slight discount in the rent for this, you'll keep your expenses low by doing this (turnover, vacancy)

@Stephanie Gledhill No that is not what I am saying. Investing for cash flow or appreciation is an individual investment strategy. I personally hate properties that have a lot of maintenance issues, it really eats up any cash flow quickly. Better properties also attract a better tenant who will take care of the place and not call with every little thing. The nations is a great neighborhood right now. If you plan on holding a property for a long time you want to factor in appreciation in my mind. The unrealized gain is what creates the wealth. I can buy a property for 100k and sell it 10 years later for 120k, who cares. Or I can buy a property and sell it 10 years later in a higher appreciating market and sell it for a lot more. I guess what I am saying is appreciation AND cash flow matter

@Ralph Noyes COC, ROE are great. I like them both. Value add is a big deal for me too when I am analyzing a deal.

Pretty simple actually - 150 a month x 12 = 1,800. 1,800 divided by 135,000 = 1.33% return on equity. Also known as losing money. Inflation is 1.8% right now. There is too much equity to justify the cash flow in this scenario. Sell the house

@Stephanie Gledhill We manage several of these properties in Nashville. Yard space definitely is a factor when selling. Is there any way to create a yard even if it's a front yard? Fencing in any yard would help. If you're holding for 10 years, Nashville's density will only keep going along with the development occurring and slated for the future. Let me know if you need property management if you buy!
