Hello All!

My company is Olympus Property Management LLC and we are a full service property management company that can manage anything in middle Tennessee from single family homes, mobile home parks, small multifamily, to large scale apartment complexes. We have properties in Nashville and within 45 miles of Nashville under management

***NO leasing fees!***

***NO annual fees!***

Our Management Fee Scale....

10% for anything under $2,000 a month per unit

9% for anything $2,001 - $2,499 a month per unit

8% for units over $2,500 a month per unit

We do have a one time fee of $199 per property (NOT per unit) to onboard it into our system. Thats it!

For any unit under 1,000 a month in rent, we do charge a minimum 100 a month management fee unless it's over 4 units

- We have NEVER had to evict a tenant that we have placed ourselves! -

To get a non owner occupied permit you need to find properties that are zoned RM, OR, CN, CS, CL, MUN, MUL or the SP allows it. If you don't have that, you won't get a permit. The permit process is ridiculous here. It'll take you roughly 1-2 weeks to gather all of the necessary documentation they are looking for. Then you go apply for the permit. Assuming you do it correctly, you move to the fire marshall inspection. That guy will take all of 7-10 days to visit your property. Assuming you pass, you get a permit 48 hours later and can operate. You cannot do much until you actually own the property. Our property management company has done this multiple times and the process never gets easier. It'll be 30 days post closing before you can operate

Staging - you can stage it anytime post closing. I would do that while you are cutting through the red tape

Our cosmetic remodels are running around $30 a sf. Gut jobs will run around $75 a sf. Also keep in mind we are doing some of the work ourselves. I would add 10-15 if you are purely passive in the process

130k before repairs is really hard to find in Nashville. Like I said, you'll have to go to suburbs to find that

Outskirts of Nashville. No way you're finding an ARV of 170k anywhere in "Nashville." You're going to have to go to goodletsville, dickson, columbia, kingston springs, etc.

Same strategies different time periods. We are still cold calling and sending mail like we always have. Networking helps a lot too in any cycle of the market
