send a demolition company the address and what is on the lot, they can use google earth to give you a ballpark

Katelyn - Your network is your net worth. Some very valid points above, but you also need to know people. Start networking with local people who are actively finding deals and coming across deals. Some of my best deals have come from wholesalers / agents. Others have come from direct mail, or some other form of marketing. I personally like mail and networking as my two main avenues. Other people like SEO, ad words, etc. There's a lot of different avenues but at the end of the day it comes down to who you know. Hope that helps! :)

Hey Simon! My best advice would be to short term rent it. We manage several STRs in Nashville including one bedroom or apartment style house hacking situations and they do very well. Just make sure you have your ducks in a row obtaining an owner occupied STR permit. You can go the long term route but you're likely not going to make as much. If you're in your due diligence phase, terminate the contract or renegotiate it. You also might be able to use your final walkthrough contingency if you have one to provide an out. The property would have to be the same or better than what you found it, obviously not the case here. You can also offer cash for keys for the new tenants or simply try to negotiate them out of the lease. If you have a financing contingency that could be another out for you in this scenario
