@Samantha Meyer I've been an investor, broker, property manager here in Nashville for several years. You need to look in Madison, Antioch, Dickson, Columbia, Springfield, Hermitage, and possibly Murfreesboro. Personally I love Dickson and Hermitage the most right now. Feel free to reach out if you want to have a conversation more in depth!

Sending you a PM!

Olympus Property Management offers affordable rental rates to investors! Our rates are set at 7% plus a one time leasing fee, NO other fees!

We have managed and currently manage single family homes, duplexes, triplexes, quadplexes, apartment complexes, mobile home parks, commercial retail, luxury housing, student housing, and short term rentalswww.olympuspropertymanagement....

OPTION 1 - Flat $1,500 leasing fee - After we place a tenant, you take over the management process in full.

OPTION 2 - 7% of the rent, 1 month leasing fee - Property Manager handles everything!

Option 1 - We place a qualified tenant on a lease. After we place the tenant, all management responsibilities shift to you as the owner. This is a great option for owners who like to maintain control over the management of their units. It also ends up being cheaper over the course of the lease than standard management. This is a great option to pay us to lease the property, not spending money on an attorney to write a solid lease, or time placing a tenant.

Option 2 - NO additional Fees:

● We handle all maintenance calls and schedule service when needed

● NO on boarding fee

● FREE bi annual inspection fee

● NO turnover fee

● Eviction protection - If the tenant gets evicted or abandons the unit before their lease is up, we place the next tenant for free

● FREE professional photos

● Hands free solution with no other fees

Contact us today if you need management! Reach out to [email protected], 615-418-3133, or www.olympuspropertymanagement.com!

@Marina Shlomov How many of those calls are converting over to management contracts? What is the cost per conversion you are seeing for that? Have you worked with fourandhalf?

Hello Property Managers,

I run a property management company in Nashville. I wanted to see how everyone is generating leads for their business. For us, it is a lot of referral base, which is great but I would like to develop a more solid way to have weekly lead generation.

We have tried facebook leads, seo / website, and it returns very minimal for us.

How do other property managers find their leads?

Typically we can find deals between 1-1.3%, anything above that is rare and if you do find it, a lot of guys are moving that to the next guy and catching the spread vs. keeping it.

Any markets close to Nashville you serve that have homes under $185K that would make for good rentals?
