@Robin W. relocate them to the exterior and put heat boxes around them. Did this on a STR we owned, never had an issue. Even when we sold it, the home inspector had no problems with it.

@Dave Malone Yes there is among traveling nurses. We manage two of these properties right now. Depending on the area, we are getting $900-1,250 a bedroom.

Sounds like a lot of work for very little money. Without holding costs, engineering, surveying, etc. I am calculating about a 35k margin per home. If you build it for more or sell it for less, you spent a year and a half of your life improving a neighborhood. I would really try to hit 50k margin per door or more

Dylan we did this on a retirement fund. It's worked out okay. Make sure to understand the terms of the loan and it'll be fine. Meaning make sure you don't have to start selling off the annuity to pay down the balance of the loan over time

If you've never built new construction before especially new construction like this where you'll need to put in the infrastructure system, say no. Find someone to sell the deal to and then tag along to learn for free

@Bart Esparza Nashville is a great place to live right now! I would suggest moving here and renting for a year to figure out where you want to settle down. Likely going to need to purchase in an area with good school systems, so you want to make sure you have time to do your research. Suburbs of Nashville such as Hendersonville, Mt. Juliet, Brentwood, and Franklin might be your best bet. Happy to discuss it with you more if you're interested!
