@Nat C. if you have no access to the MLS your only bet is www.clasificadosonline.com is not the greatest website but that is what all the locals use just like people use craigslist here in the states. The site is somewhat bilingual so try your best navigating through it.

I guess the most important questions to ask are:

Is the water heater electric or gas?

Is the clothes dryer electric or gas?

Is the range/oven electric or gas?

Is the heating unit electric or gas?

Just as an example: Our highest electric bill here in Katy (west Houston) has been $230 last August when the outside temp. was in the 100s for several days. Family of four, house is 1,900 Sqft and our AC and clothes dryer are electric (that's were most of the electricity goes to). Our oven/range and water heater are gas. Our house was built last year so that helps with efficiency. 

Sounds like there's gotta be something wrong with your bill or those computers are very inefficient. If the clothes dryer is electric (like ours), the tenant might be washing/drying clothes almost everyday.

Wow not even one recommendation? This is sad. I sometimes think about becoming a GC myself since all the ones out there seem to be really bad. It's the never ending story. Is it that hard to be a good GC and be honest about your work? I don't know. Maybe people don't want to mention the good ones in fear they will go work to someone else.

I would suggest talking to Hard Money lenders. They work with GCs all the time and could probably recommend a few good ones.

I want to focus on fix-and-flips and build enough capital to start buying Rentals. You are brave on quitting your job. I did that once to open my own engineering firm and it was an amazing experience. I wish you the best.  In what part of Katy are you? Maybe we can meet some time and start a Katy meetup thing. I live in the west side near Cross Creek Ranch (Fulshear actually).

@Kyle Tweed make sure you join the email list of Noble Mortgage & Investments (you can Google them). They put together an amazing meetup every 2 months I believe and the turn out is really good. Next one is in June I think. Also @Charles Nguyenputs together a meetup I think every month in the Midtown area and it gets packed with people.
