@Jaren Barnes was being sarcastic when he said that. If you read his second paragraph he starts "On a serious note...." meaning that everything said prior to that was just a joke.

We just had a meetup last night in the Midtown area. Make sure you have Houston as a keyword and you will get notifications of the meetups.

The numbers look good. Make sure you look at the taxes for previous years and if you are buying an owner occupied property your taxes are going to be higher because most likely they have Homestead Exemption.

Good luck and let us know the outcome if you decide to put an offer.

Post: How did you find your Realtor?

@Denise Mayo-Walley have you signed a Buyer Representation Agreement with this Realtor? Usually Realtors don't take buyers too serious if buyers are not willing to commit and sign the agreement. As a Realtor, one would be working and spending time, gas and tolls showing properties and shooting emails/texts and the customer is not willing to sign a representation agreement and become a CLIENT.

If you haven't signed a representation agreement with this Realtor, then you are only his costumer, not a client and he/she is probably not taking you very serious. Maybe he/she doesn't like communicating, I don't know. When you sit down with this Realtor (or any other), sign the IABS (Information About Brokerage Services), sign the Buyer Representation Agreement (give him/her 15, 30 or 60 days as a test), provide proof of funds and your complete information and that way the Realtor will know you are committed to buying a property and not wasting his/her time driving around to see houses.

Again, I only know one side of the story and I'm just pointing out one reason this Realtor might be acting the way he/she is. If you have signed the representation agreement then you ARE a client and if you are not happy with his/her job representing you, then you can cancel the agreement and move on to the next one.

Good luck and happy investing.

@David C. What excellent post. I read it twice to get every detail. Thanks for sharing this info with us. Since I work a full time job I have never been able to attend an action but I sent my wife to the Fort Bend Co. auction and she described the madness to me I her own terms. Really good information and again, thanks for sharing it with us.

@Brian Bishop and @Deidra Hubenak next week Noble is holding a meet-up at a Midtown bar/café (I'm not sure what type of venue it is). Get in touch with @Erica Villarreal and she might be able to send you the invitation.

I'm a member of RICH club and I like it very much. If you engage with people you will get the best benefits of any groups. Many people just show up, listen to what its being said and leave. Real Estate is about relationships and networking.

Thanks Guys.

@Brian Bishop you might want to post it on the Market Place section of the forums and write down the details. What do the numbers look like? That way interested people can reply to you.

@Jay Lozano that was an awesome introduction. Welcome to the forum and don't be afraid of asking questions. There's a lot of experienced people here that can help you out. Really good crowd here in the greater Houston area.

Set your key words and that way you will know when people are taking about Houston or Pearland or whatever you are interested in. That's how you'll know about the meet-ups and start to get to know everyone.
