It is as safe as your agreement!

This type of deal takes place everyday. It will be tough to get your name on the property since there is a loan being issued. Any owner will be considered into the lenders decision.

If you credit and income is not a detriment, then you can also be apart of the ownership.

Otherwise, there are a couple of options:

'Loan' your partner the downpayment cash with repayment coming at time of refi or sale of the subject property. Repayment can be a profit split or % rate (check with your attorney). 

Ideally this type of deal would be purchased via an LLC that both of you are a part of where the roles and monies are defined clearly.

@Alan Zee where are you looking to buy specifically? How many deals have you done this year? Buying cash or financing? Turnkey? Fix and refi? Developer/build? When can you close your next deal?

@Aaron K. man a phone is that big of an interruption for your day? I really don’t see the trouble in saying “take me off your list”. People give out their info everywhere signing up for this and that - then get pissy when somebody cold calls them.

@Mark Burlison Closing costs $13,000?! What’s the price of the property? Closing costs include points in this instance? The term closing costs tends to mean different things depending who you ask. I would stay WAY AWAY from any adjustable rate mortgage...the market and interest rates are putting you in a good position on an ARM.
