@M.J Ma seller can do whatever they want, either: lower the price to appraised value or somewhere reasonably close OR simply cancel the agreement and take another offer, maybe a cash offer willing to buy without an appraisal.

@Joe Villeneuve I agree with you. However, out of fairness, I learned and did my first year of deals (8-10) just through BiggerPockets and not as much as a audiobook.
Now, that is the exception but the information is here to do it all yourself, however not advised as discussed.

@Nicholas Le absolutely, I’d bet the program very thoroughly though.
A lot of ‘real estate millionaires’ teaching wholesaling that can’t show you a single assignment fee - let alone teach you the ins and outs of an expensive business.
This is not a cheap game to compete in and if you don’t have any guidance, more than likely one of us here will be signing an agreement with a frustrated seller that you couldn’t help because you represented yourself like a cash buyer, couldn’t perform and now they don’t want to work with anybody but a realtor because investors are shady...
And I have to talk them off the ledge and explain that not all of us misrepresent ourselves as cash buyers and lie to homeowners that ‘contractors are coming through to give me a quote’ when in fact they are buying partners giving me offers.
If you cannot send a buyer to your sellers property confidently without being present, your process is flawed and bound to fail.

Realtors suck, just like the average ____ (insert any profession) sucks.
It sounds more like you are nervous than any realtors issue. Finding a single property is not that difficult in 2 years, in most markets we could find one by the end of the day with zero dollars spent.
Stop relying on realtors and use BiggerPockets to obtain the skills!
Tell people what you are doing. Tell everybody. A house will magically appear for you to buy :)

@Konstantin Boubev No it does not make sense. If your tank is not leaking, removal should
be $1500-$2500. The only reason for an additional charge of that size
($9k) would be due to a leaking tank, contamination issue.
If it is leaking, they should be able (the company) produce a report and evidence of their findings. They should also be able to educate you on whats required by the state - you can verify this as well.
I would be very weary of that company.
Shoot me a message if you want. I've removed plenty of oil tanks in NJ.
